The brief

A complex problem,
made actionable.

The Pavilion and Heritage Gates at 304 Roberts Road required a clear assessment of current condition, residual risk and maintenance priorities without intrusive investigation. The work also needed to respect the heritage significance of the Gates, account for historic concrete deterioration and temporary support measures, and distinguish completed conservation works from remaining defects.

RealBuilt’s role

  • Desktop review of available as-constructed and heritage information
  • Visual, non-destructive building condition and suitability inspections
  • Roof and high-level drone imagery
  • Photo-referenced defects, risk and priority scheduling
  • Post-works walkover and close-out photo record

What mattered

The issues behind
the headline.

01

The Heritage Gates required conservation-sensitive commentary rather than intrusive investigation or statutory certification.

02

The post-works review found the inspected heritage elements to be in Good to Excellent overall condition.

03

Residual items included timber joinery deterioration, localised masonry cracking and rainwater-goods fixings requiring ongoing attention.

Our response

Structure first.
Then momentum.

01

Start with the heritage context

Reviewed available heritage and building information so observed condition could be interpreted in the context of previous deterioration and completed works.

02

Inspect without unnecessary intervention

Combined accessible visual inspection, photographic evidence and drone imagery to improve coverage while respecting the fabric and use of the assets.

03

Separate close-out from future care

Recorded the post-works position and translated residual items into clear maintenance, investigation and monitoring priorities.

The deliverables

Technical substance,
clearly packaged.

The City received a concise evidence base confirming the post-works condition observed during the 14 January 2026 walkover and identifying the residual items requiring maintenance or continued monitoring.
